The two collections at a glance
Talay and Talay Beach sit side by side at Marsa Al Saadiyat, the waterfront district on the western edge of Saadiyat Island. Both offer stand-alone four, five and six bedroom villas with private backyards, both are gated, and both follow the same 50/50 payment plan. The collection mostly decides two things: how close you live to the sea, and when you can move in.
Starting prices are the lowest published for each bedroom type. The final price of an individual villa depends on its plot, orientation and outlook, so ask for the current price list for the specific villas you are considering.
Choose Talay if…
- You want to move in sooner. Handover for Talay is estimated to commence in Q4 2029, a year ahead of Talay Beach.
- You like a green, park-like setting. Talay is built around landscaped green corridors, walking trails and water features, with the landmark fountain exclusive to this collection.
- A short trip to the sand is enough. Aldar lists the beach as up to 1km away, with a retail hub in the same range.
Choose Talay Beach if…
- You want the frontline. These villas sit on the beachfront, with open views across the water and a quieter, more secluded feel.
- You like the extras. The harvest garden, where families grow herbs and vegetables, and a multi-purpose court are exclusive to Talay Beach.
- You are comfortable with a later handover. Handover is estimated to commence in Q4 2030, and Talay Beach villas are marginally larger by gross saleable area, by 4 to 7 sqm depending on the bedroom type.
What both collections share
Both collections are part of the same Aldar community, so the day-to-day amenities are common to both. They include a community pool and kids' pool, padel courts, a gym and fitness facilities, a jogging track and cycling loops, picnic areas, a kids' play area, a pet park and EV charging stations. The outdoor majlis pavilion and the aflaj water feature carry the community's Emirati design theme, and the whole development is gated with 24/7 security and community maintenance.
Both also sit within Marsa Al Saadiyat, where a school is planned within the Talay community and several leading schools are close by. For the wider picture of the island, read our guide to living on Saadiyat Island.
Price and payment plan
Aldar publishes the same starting prices across both collections: AED 13.5M for four bedrooms, AED 15.5M for five and AED 17.2M for six. Talay's launch pricing works out to roughly AED 26,400 to 27,300 per sqm, which is in line with the AED 26,500 per sqm average that Knight Frank recorded for villas on Saadiyat Island in the year to June 2026.
The payment plan is 50/50: 5% as a down payment, 5% in March 2027, 5% in September 2027, 5% in March 2028, 10% in August 2028, 10% in January 2029, 10% in June 2029, and the remaining 50% on handover. Our guide to buying a villa on Saadiyat Island shows what each step comes to in dirhams, and covers mortgages, fees and the Golden Visa.
How to decide
If the sea is the main reason you are looking at Saadiyat, Talay Beach is the clearer fit. If you would rather move in a year earlier, like a landscaped community feel and are happy to be within a short trip of the beach, Talay is the better match. Many buyers visit both collections on the masterplan before choosing, because plot position matters as much as the collection name.
