An island built around culture and the coast
Saadiyat Island sits just off central Abu Dhabi and has become the emirate's cultural and residential heart. The Louvre Abu Dhabi anchors the cultural district, which also includes the Zayed National Museum, and the Guggenheim Abu Dhabi is scheduled to open on 11 December 2026. NYU Abu Dhabi is on the island, and the coastline is lined with protected beaches, luxury hotels and a golf course.
Marsa Al Saadiyat is Aldar's newest waterfront district on the western edge of the island, with Talay as its first residential community. Its masterplan is valued at roughly AED 100 billion, and it includes a transit-oriented hub planned alongside an Etihad Rail high-speed station.
Beaches and outdoor life
Saadiyat is known for its beaches. There is a public beach for day visits and a number of private hotel and community beaches, and many homes have views over the Arabian Gulf. At Talay Beach, villas sit on the frontline to the beach. At Talay, Aldar lists the beach as up to 1km away.
Inside the community, landscaped green spaces, a jogging track, cycling loops, picnic areas, padel courts, a community pool and a kids' play area mean daily life does not depend on leaving the gates. Saadiyat Beach Golf Club is also on the island.
Museums and culture
- Louvre Abu Dhabi. The island's best-known landmark, about a 5 minute drive from Talay.
- Zayed National Museum. Part of the cultural district, about 7 minutes away.
- Guggenheim Abu Dhabi. Scheduled to open on 11 December 2026, alongside the Louvre in the cultural district.
- Manarat Al Saadiyat. An exhibition space that hosts art fairs and shows through the year.
Schools and universities
Families are a large part of the reason people look at Marsa Al Saadiyat. A school is planned within the Talay community, and Aldar's Talay factsheet lists six educational institutions close by, including NYU Abu Dhabi, the American Community School of Abu Dhabi, Muna British Academy and Cranleigh Abu Dhabi. NYU Abu Dhabi is about 1km from the community. Marsa Al Saadiyat as a whole brings together 5 private schools, 1 public school and 6 nurseries within walking distance, with NYU Abu Dhabi and Berklee Abu Dhabi next door.
